Snohomish and North King County Real Estate Market Update: Week Ending October 4, 2026

Three weeks into fall, the data is telling a consistent story in Snohomish and North King County. Price reductions are running at historically high levels. Canceled listings just hit a new all-time high. And buyers are still active.

Price Reductions: A Pattern, Not a Spike

452 listings saw price cuts this week. Two weeks ago that number was 455, which was the all-time high in this tracking series. Last week came in at 376, and this week we are back up to 452.

To put that three-week run in context: 455, 376, 452. The August 2 benchmark was 401. We have now exceeded that level in two of the last three weeks, and nearly matched it in the third.

This is not a one-week event. Price pressure on sellers has been a consistent feature of the fall market so far.

In addition, price increases remain low at just 8 this week. Very few sellers are testing higher ground. The direction is clear.

Canceled and Expired Listings Hit New Highs

184 listings were canceled this week. That is the highest reading in this series since I started pulling this data in June. The previous high was 155, set two weeks ago on September 20.

At the same time, expired listings jumped to 89 from 53 last week. That is a 68% increase week-over-week.

Add canceled and expired together: 273 listings left the active market this week without selling. That is a significant number. It tells you that a meaningful portion of sellers cannot cut their price far enough to compete. They are choosing to exit instead.

Back on market listings also rose, coming in at 40 from 27 last week. More previously-under-contract homes came back available. Some of these were likely the result of deals falling through.

Taken together, these numbers describe a market where overpriced listings are exiting at an accelerating rate.

Buyers Remain Active: Pending and Sold Hold Up

The buyer-side numbers tell a different story. 315 listings went pending this week, up from 283 last week. Buyers came back after what looked like a brief pause.

Sold came in at 219. That is the second-highest closing week in this tracking period. The highest was 225 last week. Buyers who went under contract in prior weeks are getting to the finish line.

New listings held essentially flat at 408, up slightly from 405 last week. The gap between new listings and pending sales narrowed to 93 in favor of supply, down from 122 last week.

So the gap is back to where it was in mid-August. However, the context is different now. A lot of supply is getting filtered out before buyers ever engage with it. Effective competition for buyers may be lower than the raw gap suggests.

First Look and Other Notes

First Look listings came in at 39 this week, identical to last week. This is the third week I have tracked this NWMLS pre-market status, and it is settling into a consistent range. NWMLS member agents still have early access to these homes before they appear on public search sites.

Contingent listings dropped to 4 from 8, and price increases came in at 8, down slightly from 9.

What This Means for Buyers

Fall is delivering what buyers have been waiting for. Inventory is steady. Sellers are cutting prices. Homes that do not sell are exiting or coming back at lower prices. The pool of motivated, negotiable sellers is growing each week.

In addition, First Look listings give you access to pre-market inventory before it hits public search sites. That layer of advantage is only available through an NWMLS member agent.

The fundamentals favor buyers right now. The key is working with someone who tracks this data and can move quickly when the right property comes up.

What This Means for Sellers

Buyers are there. 315 pending sales and 219 closings in a single week says the market is not dead. However, 452 price reductions, 184 cancellations, and 89 expirations all say the same thing. The market has no patience for overpriced listings right now.

Sellers who are moving homes priced right from the start. Sellers who test the market and try to adjust later are ending up in the canceled or expired column.
