Snohomish and North King County Real Estate Market Update: Week Ending October 18, 2026

Price reductions pulled back in Snohomish and North King County this week. At the same time, canceled listings just reached their second-highest reading ever. The fall market is moderating in some areas and holding firm in others.

All comparisons below are to the week ending October 11, 2026.

Infographic displaying local real estate activity metrics, such as active listings, price reductions, and sold homes.

Price Reductions Ease From Fall Peak

348 listings saw price cuts this week. That is down from 405 last week. The five-week fall run reads: 455, 376, 452, 405, 348.

The 348 reading is the lowest of those five weeks. However, it is still above most of the summer data. The August 16 reading was 313. The June readings ranged from 312 to 354. So 348 sits at the upper end of the pre-fall range.

In addition, price increases came in at 16, up from 12. Still a low number, but the highest reading in several months.

The fall price reduction surge is pulling back from its peak. However, the level has not returned to the summer baseline.

Canceled Listings Rise to Second-Highest Ever

Canceled listings came in at 161. Last week was 158. This week bumps 158 to third all-time.

Sellers who are not willing to reduce price enough to compete are still exiting at a historically elevated rate. This part of the fall story has not improved.

Expired listings rose to 61 from 41 last week. The expired number has been volatile week to week. Back on market dropped sharply to 23 from 51. That is a significant decline. Fewer previously-under-contract homes came back available, which may indicate fewer deals are falling through this week.

Buyer Activity at Its Softest Point This Fall

252 listings went pending this week. That is the lowest reading in the fall run. Prior fall weeks: 342 (Sep 20), 283 (Sep 27), 315 (Oct 4), 285 (Oct 11).

Meanwhile, 345 new listings came to market, down from 366 last week. The supply-demand gap came in at 93, back to where it was in mid-August.

Both sides slowed. However, new listings fell less than pending fell. So the gap widened slightly even as overall activity pulled back.

Sold came in at 179, essentially flat from 178 last week.

First Look and Other Notes

First Look came in at 24, down from 32 last week. Working with an NWMLS member agent gives buyers access to these pre-market listings before they reach any public search site.

Contingent listings dropped to 3 from 5.

What This Means for Buyers

The market is still favorable for buyers in Snohomish and North King County. Price reductions are pulling back from their fall peak, but they remain elevated. Canceled listings and expirations keep filtering out overpriced supply. The homes that stay active are increasingly well-positioned.

In addition, First Look listings give buyers working with an NWMLS member agent early access to pre-market inventory. That advantage remains available.

For buyers across the Greater Seattle and Bellevue areas, the fundamentals still favor you. The right move is to stay active, track the data, and move when the right property comes up.

What This Means for Sellers

Buyers are still out there. 252 pending sales and 179 closings in a single week. The market is not frozen.

However, five consecutive weeks of canceled listings near record levels tell the same story. Sellers who are not priced right are exiting, not selling. 161 cancellations this week is the second-highest reading in this tracking series.

If you are planning to list this fall, price right from day one. The data on this has been consistent all season.
